What Causes Damp in Walls?
The visible signs of damp often look the same regardless of the cause. That’s why diagnosis matters. Common causes include:
- Condensation: warm, moisture-laden air meeting cold surfaces, typically caused by poor ventilation
- Penetrating damp: water ingress through defects in pointing, brickwork, render, gutters, or roofing
- Rising damp: moisture tracking upward from the ground through masonry
- Failed or saturated cavity wall insulation: trapped moisture within the wall construction
- Cold bridging: areas of the wall running consistently cold, causing repeated surface condensation
- Bridging within the cavity: debris or poor detailing allowing moisture to cross from the outer to inner leaf
- Blocked or inadequate subfloor ventilation: contributing to moisture accumulation in the lower wall

Do I need a written report?
If you are managing a rented property or need a formal record of findings, a written report is the right option. For homeowners simply wanting to understand the cause of a damp problem, the Professional Survey is often sufficient.
Can cavity wall insulation cause damp?
Yes, in some cases. If cavity wall insulation becomes saturated, was poorly installed, or is unsuitable for the property type or exposure zone, it can contribute to trapped moisture and internal damp. A survey will identify whether insulation is a factor.
What is the difference between rising damp and condensation?
Rising damp is moisture moving upward from the ground through masonry. Condensation occurs when warm, humid air meets cold surfaces, typically caused by poor ventilation or inadequate heating. They can look similar but require completely different solutions.
Is mould always a sign of damp?
Not always. Mould is often caused by condensation and poor airflow rather than structural damp. A survey will identify what is driving the moisture and mould growth.
