Do I definitely need my cavity wall insulation removed?

Not always. A lot of homes we visit have a different underlying issue, failed pointing, a leaking gutter or a ventilation problem, and extraction wouldn’t fix it on its own. We survey the property first and only recommend removal when the insulation itself is genuinely the cause.

Is the extraction process messy or disruptive?

It’s far less intrusive than most people expect. All the work happens outside the property, we drill small neat holes in the external brickwork, vacuum the insulation out, then re-point the holes with matching mortar. Most jobs are finished in a day and you can carry on with your day as normal indoors.

How much does cavity wall insulation removal cost?

Will removing the insulation fix the damp?

Usually yes, once the wet insulation is out and the cavity has had time to dry, the damp clears up. We normally recommend leaving the wall to dry for six to eight weeks after extraction before any further work is carried out. If there’s an external defect causing the problem, that will need fixing too, and we’ll flag it at survey stage.

Will I need to move out while the work is done?

No, you don’t need to move out. Because the work is carried out from the outside of the property, you can stay at home throughout. We’d just ask that you keep windows closed on the affected walls during extraction, and move any garden furniture, bins or planters away from the outside walls so our team can get set up safely.

What happens to my CIGA guarantee and EPC after extraction?

If your original insulation was covered by a CIGA guarantee, it’s worth raising a claim with CIGA before any work goes ahead, as removal will ordinarily void the guarantee. Once the insulation is out, your EPC rating may drop slightly until the cavity is either left clear, filled with new insulation, or you add alternative measures like external wall insulation.
